The property was sold to Premier A-2 NC, DE LLC for $1.55 million, who plans to build an 84,000 square foot fully climate controlled state-of-the-art self storage facility.

Patterson-Woods Principal, Greg Ellis, CCIM, represented the seller in this transaction and Dan Hudak, SIOR, of MacKenzie Commercial Real Estate Services represented the buyer.

The purchased land, consisting of three parcels, has 280’ of frontage on Route 13 and is near the 13 and Route 273 intersection.

Wilmington, DE (May 3, 2018) – Patterson-Woods Commercial Properties/CORFAC International Principal, Joseph Latina, represented Middletown 2SP, LLC, dba Two Stones Pub, in the lease of their first Middletown, Delaware location at 840 Kohl Avenue in Hedgelawn Plaza. The lease includes 4,766 sq. ft. of retail space with an additional outdoor patio space of 648 sq. ft. 

This will be the company’s sixth store since their flagship location in Newark in 2011. Their other locations include Wilmington and Hockessin in Delaware and Jennersville and Kennett Square in Pennsylvania. Two Stones Pubs are known for their wide variety of craft beer and upscale twists on traditional pub fare. In 2015, Two Stones launched its own brewery, 2SP Brewing Company, in Aston, PA. 

Two Stones Pub had identified Middletown, Delaware as a strong growth market for their brand and has been actively looking for the best location available to serve the growing population. They feel that the strategically located Hedgelawn Plaza with its high visibility, easy access off the new Route 301 Bypass Road and centralized location amongst the flourishing development of retail and multi-family is the perfect fit.

Patterson-Woods Commercial Properties/CORFAC International Facilitates $1.895 Million Sale of an Office Building in Wilmington, DE

Wilmington, DE (January 31, 2018) – Patterson-Woods Commercial Properties/CORFAC International, a leading full-service commercial real estate provider serving the mid-Atlantic market, today announced the completion of the sale of an office building located at 913 Delaware Avenue in Wilmington, DE. The single-story building measures 8,100 square feet and sits on 0.5 acres of land.

The property was sold by Washington Street Realty Company, LLC, a Delaware-based investor, to 913 Delaware Avenue, a Series of KD Financial, LLC, for $1.895 million.

Bart Mackey, a Principal at Patterson-Woods, represented the seller in this transaction. The parties settled on January 11, 2018.

The 913 Delaware Avenue property was built in the 1940's and served as an A & P grocery store for 30 years. In the early 1970's, the property was purchased and reconfigured to serve as the flagship office for Patterson-Schwartz Real Estate, where they remained for 35 years. For the past 10 years, the property has been a renal care facility and is currently flagged as a U.S. Renal Care location.

"This prime Delaware Avenue and I-95 exit location has changed ownership for just the second time in almost 80 years," stated Mackey. "The circumstance was right for the seller and the buyer."

They occupy a 1,900 sq. ft. retail space, formerly a Berri Yummi, in the Shops at Limestone Hills. They opened on July 7.
