Wilmington, DE (February 19, 2020) – Patterson-Woods Commercial Properties/CORFAC International, a leading full-service commercial real estate provider serving the Mid-Atlantic market, today announced the completion of a sale of a 2,000 sq. ft. building at 1450 Pulaski Highway in Newark, Delaware. The building, which was previously used as a medical office, will be converted into a Waffle House restaurant.

Patterson-Woods Principal, Rich Dudek, represented the seller, Maggie Group Inc., in the sale negotiations. Waffle House Inc. purchased the building and ground.

Waffle House will join other businesses, including Game Changers Sports Bar & Grille and Paul Mitchell School of Cosmetology, in the retail and office center known as Elizabeth Plaza. Waffle House plans to do a ground up development and open to the public by the end of 2020. This will be their fourth location in Delaware, with others in Middletown, Smyrna, and Dover.

Patterson-Woods Principal, Richard Dudek, represented the landlord, Opportunity Center, Inc., known as ServiceSource, in the lease negotiations. ServiceSource is a 501(c)(3) nonprofit organization with a mission to facilitate services and partnerships that support people with disabilities, their families, their caregivers, and community members in order to build more inclusive communities. Prior to leasing their Bowers Street space, Rich helped to relocate ServiceSource to their new location at 13 Reads Way in New Castle, Delaware. 

Patterson-Woods associate, Will Minster, represented the tenant, Second Chances Farm, LLC, in the site location. Second Chances Farm will convert the one-story warehouse into an eco-friendly plant factory by installing an indoor hydroponic vertical farming system that will grow pesticide and herbicide-free produce. In addition to their agriculture initiatives, Second Chance Farms also maintains a social initiative by employing ex-offenders and supporting them in their re-entry and recidivism into the community.  

Second Chances Farm will occupy the entire building in a long-term lease. They plan on constructing the hydroponic farming system in September and begin operations immediately. 

“I was thrilled to represent Second Chances Farm and founder, Ajit Matthew George, in locating a site within the City of Wilmington, particularly in an Opportunity Zone and a termed distressed area that enables them to begin their social impact mission,” said Minster. “We evaluated numerous locations and determined that 3030 Bowers Street was perfect for this revolutionary venture.”

“When we discovered the intended use was a sustainable business that would bring locally grown organic, herbicide, pesticide free produce to our local restaurants and specialty stores it immediately grabbed our attention,” said Dudek. “The landlord, being a non-profit that has been helping the underserved out of this location since the 1960’s, was excited that Second Chances Farms would be able to create a unique product and also employ those trying to get back on their feet. We knew we wanted to try to make this work for everyone and this falls in line with the mission of ServiceSource.”

Wilmington, DE (April 2, 2019) – Patterson-Woods Commercial Properties/CORFAC International, a leading full-service commercial real estate provider serving the Mid-Atlantic market, today announced the completion of a 7,344 square foot retail lease at 1130 Capitol Trail in Newark, Delaware.

Captain Crab and Seafood, LLC, dba Captain Crab and Seafood, will occupy the free-standing turn-key restaurant space, which is owned by Exponential Growth Real Estate, LLC.  

Patterson-Woods Principal Joseph Latina, together with associate Mary Ann Heesters, represented both the tenant and the landlord in the lease negotiations.  The tenant, Guang Chen, was previously involved with the local Hibachi restaurants. 

Captain Crab and Seafood will showcase a unique approach to hosting and serving as customers will be greeted by robots. The 4-foot robots will be able to show customers to their tables and bring them their meals via built-in shelves. A wait staff will still be required; however, the robots will be used to make the food-to-table process more efficient. 

The restaurant was previously home to popular Soffritto Italian Grill for many years, and more recently the Italian restaurant, Evero. Chen plans to open his restaurant by midsummer.

The City of Wilmington celebrated the grand opening of a new Dunkin' location at 701 N Market Street in Wilmington, Delaware on March 22. 

The Dunkin' owners, Bhupan and Fulgani Patel, commemorated the opening during a ribbon-cutting ceremony with Mayor Mike Purzycki, Michelle Harlee – City Council Member (4th District), Downtown Visions Executive Director Martin Hageman, and other community members. The corner property sits across from Bardea Italian Restaurant, Starbucks and DCAD dorms.

Middletown, Delaware (August 24, 2018) – Patterson-Woods Commercial Properties/CORFAC International, a leading full-service commercial real estate provider serving the Mid-Atlantic market, today announced the completion of the sale of an office building located at 1050 Industrial Drive in Middletown, DE. The 20,160 square foot, two-story suburban office building sits on 1.48 acres.

The property was sold by Sherman Financial to Middletown Business Center, LLC, for $1,700,000.

Joseph Latina, Principal at Patterson-Woods, represented the buyer in this transaction. The Flynn Company represented the seller.

The property, known as Middletown Business Center, was built in 2007. It sits near the Amazon Fulfillment Center just off of Middletown Warwick Road (301). Tenants include the Middletown Chamber of Commerce, Premier Physical Therapy, National Mentor, Tri-M Group and Century Engineering.

The 1stfloor of the building will be the new headquarters of the buyer’s commercial property management and development company, Secure Management, Inc. In addition to moving to Middletown, the company is building a new shopping center, known as Hedgelawn Plaza, nearby on Route 301 just off the new Route 310 Bypass offramp. The new, state of the art, 56,000 square foot shopping center is currently under construction. Dairy Queen has opened for business with the 2ndphase slated for delivery in October 2018.
