PATTERSON REPRESENTED U.S. AS SPEAKER AT
INTERNATIONAL REAL ESTATE CONFERENCE

 Topic: The Impact of E-commerce

 June 18, 2001, Wilmington, DE — W. Duncan Patterson, Jr., CCIM, president of Patterson Woods Commercial Properties, in Greenville, Delaware, was a featured speaker at the annual International Real Estate Conference (FIABCI) in Oslo, Norway last week. Along with two other speakers who spoke about the retail real estate markets in their countries, Patterson addressed more than 600 commercial real estate practitioners about how e-commerce has impacted the retail real estate market.

 “E-commerce has the same influence in all of the countries world-wide,” noted Patterson. “We all have a advantageous combination of traditional and technological retail markets.

”Patterson lectured that e-commerce, or online selling, has evolved from everyone selling on the Internet in the late 1990s to the drop in technology stocks and venture capital in the year 2000, preventing the Internet from becoming the “major force” for retail sales. Consequently, he explained, retailers over expanded and bankruptcies and closures were on the rise.

Obviously, Patterson justified, this situation indirectly impacts the retail real estate market as real estate investors are restricting retail real estate as an investment. He then noted that retail properties represented only 8% of all real estate investments for 2000, which was the weakest in years. In contrast, commercial real estate investments are on the rise at 33%. Since money is flowing out of the stock market and into real estate other than retail, Patterson believes that the real estate industry will continue to prosper.

Patterson forecasted that, ultimately, the future of online and traditional retail sales as well as the retail investment market is dependant on consumer confidence. Nonetheless, despite the recent retail setbacks, Patterson suspects that the retail real estate industry has a bright future.


A 25-year veteran in the development and sale of commercial and residential property, as well as in real estate brokerage management, Patterson has been involved in the disposition of real estate assets with a total value of $300,000,000. In 2000, he was the president of the 12,000- member Commercial Investment Real Estate Institute. Patterson has served the Institute in numerous capacities, including the vice chair or chair of several committees, president of the

PA/DE/NJ chapter, and regional vice president. Serving his local community, Patterson is a member of The Delaware Advisory Board of First Union Bank, the Board of Trustees of Tower Hill School, the Governing Board of Winterthur Business Associates, the secretary of the Delaware Thoroughbred Racing Commission, and chair of the Jefferson Scholarship of the University of Virginia, Delaware Region. A graduate of the University of Virginia, Patterson earned the CCIM designation in 1981.

PATTERSON WOODS LEASES

MELLON BANK CENTER TO MORGAN STANLEY

 October 23, 2001, Wilmington, DE — As the exclusive broker for Morgan Stanley, Barton L. Mackey, Jr., with Patterson Woods & Associates, L.L.C., recently leased his client a significant section of the Mellon Bank Center, located at 919 Market Street (adjacent to Rodney Square and the Hotel DuPont). In an effort to expand their existing office space, Morgan Stanley, formerly Morgan Stanley Dean Witter & Co., committed to a long-term lease for the class A office market space. The company commenced occupancy of the expansion space in October 2001.

“Our new space will allow us to do a lot more business because it enables Morgan Stanley to service its clients better,” H. Rodney Scott, a Morgan Stanley branch manager. “I am looking forward to working with Bart on various projects in the future.”

Upon finalizing the lease agreement, Mackey became the leasing representative for the 919 Market Street building, itself, which is owned by the Wilmington Center, LLC. Since then, he has concluded a series of leases.

MAC DIRECT EXPANDS TO NEW DISTRIBUTION CENTER IN
NEW CASTLE THANKS TO PATTERSON WOODS

 November 15, 2001, Wilmington, DE — Philip Hoge, vice president of and commercial/industrial broker with Patterson Woods & Associates, L.L.C., recently leased a 250,000 square foot distribution center to be built in New Castle, Delaware to MAC DIRECT. Centerpoint 2000, LLC is the proprietor of the forthcoming center. The center is currently under construction and will be completed in January of 2002.

MAC DIRECT specializes in fulfillment delivery for major pharmaceutical manufacturers. The center is an expansion for MAC DIRECT, who currently leases a 100,000 square foot office in the Centerpoint Business Park. The center will also be located in the Centerpoint Business Park at 220 Johnson Way, which is owned and developed by McConnell Development Company. The new building is being constructed on the former Johnson Controls site.

“This is a great expansion for New Castle County since it will provide another 25 job opportunities in the area,” said Hoge.
