Co-Brokers

Patterson Woods encourages all licensed brokers and their agents to cooperate in the sale or lease of our listings; however because each of our assignments differ in degree of difficulty, uniqueness of ownership and varying conditions of offerings we insist cooperating upon the following terms.

    1.    Patterson Woods does not offer sub-agency to any cooperating broker or agent without written authorization.

    2.    Cooperating brokers and agents must not assume they will be paid by Patterson Woods or our clients.  All compensation agreements, whether fee splitting or referral amounts must be in writing between Patterson Woods and the cooperating broker.  All compensation agreements must be completed prior to cooperating brokers making submissions to their clients.

EXPECTATIONS

 *   Do not expect to equally split the commission if you have not previously demonstrated that you are experienced.  Ask us about a referral fee instead. 

  *    If a Patterson Woods agent has first introduced the property and crossed the threshold with "your client" do not expect to be compensated by Patterson Woods or the property owner/landlord.  Of course you may represent your client but you also must look to your client for compensation.
